The Roof
We will visually inspect the roof for damage to shingles, gutters, downspouts, skylights, chimneys, ridge caps and evaluate for any potential roof penetrations. You’ll also get an overall grade on the general condition of the roof.

To ensure your home is breathing well and is maintaining a good level of efficiency, I’ll evaluate the condition and operation of the insulation and ventilation in crawl spaces, attics and foundation areas as well as any exhaust systems.
Exterior
A full walk around and up-close inspection of the following:

- Windows
- Exterior doors and locks
- Flashing and trim
- Walkways
- Driveways
- Stairs
- Patios
- Decks
- And Drainage systems
Basement and Foundation
We go to grave detail to inspect the foundation of a home for cracks and evidence of water penetration which can lead to decay and instability of the structure of the home. We’ll also check out the rest of the basement or crawl space for evidence of moisture and mold which can pose serious health hazards.
HVAC
Keeping your home warm in the winter and cool in the summer is the key to staying comfortable in your new home. We will go over these systems with a fine-tooth comb, checking for leaks, proper operation, thermostat locations and evidence of proper maintenance.
- Plumbing
- Busted pipes and leaky valves can create thousands of dollars in repairs. I will ensure the proper state of your plumbing system which includes:
- Checking for leaks
- Locating shut off valves
- Toilet operation and leaks
- Shower and tub drainage
- Venting systems
- Hot water heater operation and proper temperature
- And adequate water supply systems
Electrical
We want everything to work when you plug it in, and you don’t want to risk a fire due to faulty electric. We spend a large portion of our time inspecting these necessary but potentially dangerous parts of you new home. We check extensively:
- Service drops
- Overhead service conductors
- Service heads and masts
- Main service disconnect
- Panelboards
- Grounding
- Switches
- Light fixtures
- Receptacles
- And for the presence of smoke and carbon monoxide detectors.
Appliances
To finish up the inspection, we’ll check all applicable appliances like the stove, microwave, dishwasher and refrigerator to make sure they’re operating properly.
