New doesn’t mean perfect. A new home is built by dozens of subcontractors on a tight schedule, and the city inspection only checks minimum code at specific points. A new construction inspection gives you an independent set of eyes working for you, not the builder.
Three inspections, three chances to catch it
- Pre-drywall inspection: Before the walls are closed up, we look at framing, structural connections, plumbing, electrical, HVAC rough-ins, windows, and flashing. This is the only time you can see what will be hidden behind drywall for the life of the home.
- Final (pre-closing) inspection: Before your final walkthrough, we evaluate the finished home the same way we would any home inspection: roof, exterior, grading and drainage, structure, electrical, plumbing, HVAC, insulation, attic, interior, and built-in appliances. You walk into your builder walkthrough with a documented punch list.
- 11th-month warranty inspection: Most builders offer a one-year warranty. Settling, drainage, roof, and system problems often show up in the first year. We inspect before the warranty runs out so the builder fixes it, not you.
